Rütihof Immobilien AG is planning and building a new commercial building on the site of the “Werkstadt Zürisee” in Wädenswil, on construction site D5. The four-story building with an underground garage is used as an office, warehouse, and studio building.

The materiality remains deliberately raw and unadulterated. A combination of concrete, metal, and wood characterizes the rooms. All building services lines are laid out visibly. The facade consists of a gray corrugated Eternit cladding. Large-format lift-slide windows made of untreated aluminum structure the facade and provide lighting for the interior spaces. In front of it, a maintenance platform made of hot-dip galvanized steel is mounted, which carries both vertical and horizontal trellis supports and thus offers space for a variety of climbing plants to unfold.

The surroundings include retention and infiltration areas that absorb and allow rainwater to seep in. These areas provide ample space for trees, bushes, shrubs, and grasses to create a natural and functional greenery. This creates a robust ecosystem that promotes biodiversity.

The primary tenants, who also represent the building owners, will use about 80% of the building themselves. The remaining 20% are available to interested tenants who need office, warehouse, or studio space. Additionally, parking spaces can be rented in the underground garage.
